The parts of a house that fail quietly
Teesside's brick stock takes a beating from wind-driven rain off the North Sea and, in the coastal belt, salt in the air. The usual list: eroded mortar joints on exposed gables, spalled brick faces where hard cement pointing has trapped moisture in soft Victorian brick, cracked or rotten lintels over bay windows, a stepped crack above a door where a lintel has dropped, and garden walls that have lost their coping and started taking water into the core. Caught early, most of these are £1,000 to £3,000 jobs. Left alone, they turn into structural repairs.
Repointing done to match the brick
The most common mistake on period Teesside terraces is repointing soft brick with a strong sand and cement mix. The mortar becomes harder than the brick, moisture is forced out through the face instead of the joint, and the brick spalls within a few winters. Older solid walls want a lime-based mortar, matched for strength and colour, with joints raked out to the correct depth rather than skimmed over the top. Expect a rate per square metre, scaffolding priced separately, and a sample panel agreed before the whole elevation is done.
Groundworks, drainage and the ground you cannot see
- Foundations: trench depth set by soil type, tree proximity and any made ground. Parts of the Tees corridor and the old industrial fringes carry fill, so a trial hole at quote stage removes the biggest unknown in any build.
- Drainage: new runs, replacing failed clay pipe, relocating or building over a manhole, and any connection into a Northumbrian Water sewer, which needs the right permissions before a spade goes in.
- Surface water: soakaways sized for the roof area, permeable finishes to front gardens and levels set so water leaves the building rather than pooling against the wall.
- Retaining and boundary work: sloping plots and the steeper streets need designed retaining walls with drainage behind them, not a garden wall pressed into service.
Where this fits with bigger work
